HOW IT WORKS
Calculation method
Points cost is the loan amount multiplied by the entered point percentage. Calculate both fixed monthly payments over the same amortization term using the note interest rate divided by 12, not an APR that includes closing fees. Compare cumulative interest savings and monthly payment savings with the upfront points cost through the selected holding period. Total-cost break-even accounts for outstanding loan balances at payoff; cash-flow break-even compares payment savings with the upfront fee.
KEEP IN MIND
Assumptions & limits
The two rate quotes are fixed rates for the same loan amount, product and amortization term.
The points are rate-linked discount points paid in cash at closing, not another percentage-based lender fee.
No tax treatment, mortgage insurance or other closing fees are included.
